Position: Assistant Manager Real estate Valuation (Deloitte ICC, Mumbai)Job descriptionA career within Real Estate Valuations practice will provide a wide & valuable experience in an exciting and dynamic working & learning environment. The role will position you to support on all aspects of a real estate valuation engagement which include the following activities:Developing an understanding of the industry and sub-sectors such as commercial, residential, industrial, agriculture, development and land properties in target geographiesDeveloping in-depth understanding of real estate valuation concepts including key cash flow and valuation drivers.Thorough understanding of major real estate valuation approaches Cost approach (RCN, Residual approach), Direct Comparison approach and Income approach (Capitalization approach and DCF)Understanding to develop and test Real estate Valuation modelling in ARGUS Enterprise software. Responsible for conducting secondary research and analysis in target geographies for key valuation drivers or benchmarking rentals, vacancies, rates of return including cap rates and discount rates. Understanding of key real estate databases in target geographical locations such as Costar, RCA, IPD etc.Performing and assisting experienced team members in executing a wide variety of the valuation exercise including property/portfolio valuations and assisting audit team in the valuation reviews.Interpretation and analysis of cash flows, management presentations, business plans and other publicly available information. Enrich the valuations databank and assist with maintenance of databaseUndertake Financial Feasibility Analyses, Market Analyses, Techno-economic Viability Studies, Due Diligence Exercise, etcPreparing quality deliverables (including valuation models and reports) within agreed timeliness. As an Assistant Manager, you will have the opportunity to be involved in diverse nature of engagements where you will:Support Deloitte member firms (Canadian, UK, Australian, Middle East and Europeans) real estate valuation practiceAssist Deloitte member firms Audit team in assessing the real estate valuation model developed by external valuers including analysis of external valuation report, assessing the key valuation assumptions, market researchand creation of valuation memosDevelop and review real estate valuation models in ARGUS ENTERPRISE of varying complexities for international entities (private and public) of differing sizes and perform valuation analysis, as necessaryIndependently handle audit assist engagements with minimal supervision from on-shore clients. Analyze, interpret and benchmark key valuation assumptions in real estate modelling including ERV, vacancy, leasing details and projections of the valuations as necessaryProvide guidance to, supervise and review the work of junior team membersLiaise and develop relations with engagement team members in Canada, Australia, UK, Middle East and Europe as requiredWork towards tight deadlines, adding value to complex and high profile projectsDemonstrate strong business diagnostic skills and the ability to apply a logical and analytical approach to problem solvingEligibilityCivil Engineer preferred MBA preferably in Real estate MRICS certified members will be preferredCFA (International) will be a plusSkills RequiredIn order to be considered for this role, your competencies will cover the broad scope of Valuation services, leveraging your professional background and skills such as:Excellent track record and strong academic achievements4+ years of relevant work experienceAt least 2 years-experience in ARGUS Enterprise. Certification in ARGUS will be a plus. Well-versed in real estate financial modelling and valuationExperience with any of the Big 4 firms, or real estate valuation firms is an assetIn-depth understanding of real estate valuation principlesExperience with valuation testing as per accounting standards (IFRS)Excellent verbal and written communication skillsProven analytical and systematic problem solving skillsAdvance knowledge of using data sources such as Costar, RCA Analytics, etc.Advance knowledge of ExcelAbility to work with staff at all levels of the organizationGood interpersonal skills - confident communication style to allow effective communication with on-shore clients. Audit teams and Deloitte clients. Ability to work independently with minimal supervisionProactive and an inquisitive mind, with a passion to provide world class client service
